Clear Pond at Myrtle Beach National, Horry County, SC - DDC is the Engineer of Record for this 578± acre Planned Development project which allows a mix of residential housing ranging from small patio lots to estate lots and from townhouses to apartment buildings. The conceptual plan proposed eight hundred and thirty-six (836) single-family lots with a minimum lot allowance of five thousand (5,000) square feet in size, and one thousand, three hundred and seventy (1,370) multi-family units, resulting in a total of 2,206 units. The project has been developed and phased in accordance with the market demand.
This community presented numerous challenges including a County requirement to expand the existing two (2) lane Gardner Lacy Road to a four (4) lane divided roadway and extending the road roughly 5,000 feet to serve the project. With this significant up-front infrastructure requirement, the developer was faced with the need to offer a broad range of real estate types so that no matter what purchasers were looking for, it could be provided at Clear Pond.
